Homestay Accommodation Prices

Your homestay price depends on your dates, age, location preference, and meal plan. The figures below are typical starting prices to help with budgeting. Your exact quote is calculated when you apply.

All rates shown are per person, per week, for a single room with bed and breakfast (B&B), unless stated otherwise.

Indicative weekly rates

Standard Zone 3+

From £205 per week

Comfortable homestays in outer London zones. Often a little more space and good transport links.

Superior Zone 2/3

From £245 per week

Well-connected residential areas with shorter commute times and good local amenities.

Executive Zone 1/2

From £280 per week

Premium locations in inner London. Availability is limited and depends on your dates and study location.

Zone 1 homestays are extremely rare. For easy access to the centre, we usually recommend Zone 2 homes with strong transport links.

Understanding London zones

London’s transport network is divided into zones radiating from the centre. Zone 1 is central London; Zones 3–6 are the suburbs. Most homestays are in Zones 2–4, offering a balance of affordability and commute time. Our location guides can help you explore different areas.

Fees and what’s included in a London homestay

Booking fee

A £50 booking fee applies to each booking. Any other applicable fees or supplements will be shown clearly on your quote/invoice.

What your weekly rate typically includes

A private room

A private room in a host home (shared facilities in most homes).

Bills (utilities)

Electricity, gas, water, and council tax are included in your rate.

Wi‑Fi

Domestic service; occasional outages possible.

Laundry

Up to two washes per week.

Bed linen and towels

Changed weekly.

Meal plans are chosen at booking. Kitchen access depends on the meal plan (see Meal plans explained).

What can affect your price

Your final weekly rate depends on your specific requirements. Here are the main factors that influence pricing:

Dates and length of stay

Peak seasons (for example summer) and Christmas/New Year may have supplements. Stays of less than 4 weeks also incur a one‑off short‑stay arrangement fee.

Age (16–17 placements)

We can place 16–17 year olds individually. We do not place under‑16s individually. A junior supplement applies to reflect additional safeguarding arrangements.

Meal plan and dietary needs

Self‑catering, B&B and half board are available. Some dietary requirements may affect availability and/or price. See meal plan options

Room type

Single rooms are standard. Twin/double rooms may be available for two people travelling together.

Location preferences

More central locations typically cost more but can reduce travel time. Flexibility helps us match you faster. Explore London areas

Private bathroom

Private bathrooms are very rare in London homestays. Requests are often not possible, especially alongside other specific preferences.

Under‑18s and safeguarding (16–17 only)

If you are booking for a 16–17 year old, we will ask for the information we need to arrange a suitable placement and support.

Out-of-hours emergency support details are provided at booking confirmation and via our office voicemail.

OFFICIALLY REGISTERED WITH THE BRITISH COUNCIL

London Homestays meets the standard for registration with the British Council as a provider of homestay accommodation for adults and under 18s for accredited providers in London.

Understanding your quote

Rather than showing you a calculator that may not reflect your actual costs, we provide personalised quotes based on your specific requirements. Here’s what typically affects the final price:

How payment and confirmation works

After you apply, we’ll review your request and contact you with next steps. When we send you a quote, it will include the payment due date and any applicable fees/supplements.

A placement is confirmed once the host accepts the booking and payment is received by the due date on your invoice. If payment is delayed, the host may accept another booking.

Guests must not pay the host directly. All payments are made to London Homestays.
